Energy Performance Certificates
With effect from the 1st October 2008, any residential property advertised as being available on the rental market must have the benefit of an Energy Performance Certificate (EPC).
The purpose of the EPC is to clearly identify the Energy Efficiency Rating (A-G) of the property. A being the best and G being the worst. The current average rating in the UK is an E. The EPC will provide recommendations on how to make the property more energy efficient, however, these are not compulsory. The EPC also proves estimated running costs based on standard energy consumptions.
Penalties for non compliance is a fine of £200 which can imposed several times until an EPC is provided. This is enforced by the office of Fair Trading (OFT).
