Every landlord knows that no matter how well you maintain your property or how carefully you vet your tenants, things unfortunately can and do sometimes go wrong during tenancies.

Using an experienced and professional letting agent will of course help to minimise the chances of problems arising, but when they do, landlords want the assurance that any issues will be dealt with promptly, efficiently and cost-effectively.

Senior branch manager, Louise Beardmore, explains: “Not all property management services are the same in terms of quality, professionalism and the personal touch.

The difference is in the property managers themselves: their knowledge, diligence and competence. We want to sing the praises of our property managers because their job is not an easy one. To do it well requires great organisation, the ability to remain calm under pressure, keen attention to detail and exemplary communication and customer service skills. Each of our property managers has these traits in abundance and, furthermore, they are amongst the most highly qualified in the industry with in-depth knowledge of the many laws and regulations that must be complied with when letting residential property.

Unlike many other agents who outsource their property management functions to remote locations, County’s property managers are based in-house. This means they have outstanding local knowledge, are nearby to the properties they look after and are readily available for landlords and tenants.

Each County property manager has their own portfolio of properties that they are responsible for. The same property manager will be dedicated to looking after the same property throughout the tenancy and will be on hand to provide continuous support to both the landlord and tenant. “With such consistency, explains Louise, “our clients are able to build a strong professional relationship with their property manager based on trust and mutual understanding.

This is important when you consider how much trust our landlords place in us to look after their greatest asset and protect their interests. The top priority for each property manager is to ensure that our clients have peace of mind that their investment is being well looked after and that prompt, cost-effective decisions will be made when any problems or maintenance issues arise.

County property managers enjoy excellent relationships with a bank of local premier contractors – plumbers, electricians, locksmiths, builders, etc – whom they know to be reliable, efficient and trustworthy. This means when something goes wrong at a property, the property manager is able to arrange for several contractors to provide quotes and then arrange for the problem to be quickly rectified. Jobs for County’s clients are prioritised and competitively priced by these contractors because they know that the firm is an excellent source of repeat business for them.

We are proud of our property managers’ willingness to go the extra mile to help our clients in difficult situations. For example, one of our landlords recently needed repairs to the heating system and waste disposal at his property and at the same time needed to replace a number of appliances. His property manager obtained quotes from reliable contractors, negotiated the best price and then worked out a schedule of works to help him manage the expense.

Another of our property managers planned the entire refurbishment of a client’s property, including scheduling meetings with contractors and arranging quotes.

And when thing get serious our property managers can always be relied upon. When we received a report recently of a fire at one of our clients’ properties, the property manager responsible went to the property out of work hours to make sure everything was okay so that she could reassure the landlord.
